What we are building, and how
ZoneLex is the jurisdiction-aware decision-intelligence layer for U.S. land use. It starts from a parcel, resolves the jurisdictions that govern it, assembles and versions the applicable law, flags conflicts and pending changes, and connects the requirements to the staff reports, hearings, agendas, minutes, and prior decisions behind them. All of it lives in a Property Binder: one shared, source-linked workspace for the project team, from counsel to the developer.
Not a zoning report. Not a one-time lookup. A workspace for the life of the project.
Pillar 01
A workspace for the life of the project
Permits are not the finish line. Vesting rules differ by state, approvals carry conditions, and a project often has to keep moving to keep its rights. ZoneLex holds the whole matter from intake through the last condition, with every participant seeing what the others are doing and every determination linked to its source.
- Faster parcel-to-issue analysis
- One shared regulatory record across the team and the client
- Source-linked determinations with full chain of custody
- Institutional knowledge that stays with the matter
Pillar 02
Confidential by design
Your project’s description, the targeted parcels, and what you or your client intend to build are confidential. ZoneLex runs in a 100% controlled self-contained environment. Prompts, documents, and output are processed within that environment and are never shared or sent to external general purpose shared AI models.
- Project details stay inside ZoneLex
- Reduced exposure to unsupported AI output
- A record you and your firm control
Pillar 03
Predictable cost
Usage meters can be measured, but no practitioner can translate messages, credits, or tokens into the cost of completing a matter. ZoneLex is priced by Property Binder at a fixed rate, with the conversation included and no per-message or overage charges. When a project closes, the binder can be reused.
- Know your spend before you start
- No surprise invoices
- Pay for the work, not for how a vendor counts it
Under the hood
How it is built
ZoneLex was designed for land use from the start. Zoning law is published as PDFs that computers read as pictures of text, so we normalize it into a standardized, machine-readable structure that knows the difference between an amendment, an effective date, and a repeal. That standardized record is what a purpose-built small language model works from inside a controlled environment. It is how we drastically reduce the risk of unsupported output, keep client information confidential and isolated, and keep costs predictable.
What it is not
ZoneLex does not replace the land use professional. ZoneLex does the digging and surfaces the applicable zoning and ordinances. The land use professional does the dealmaking.
